Amaliapolis, a hidden touristic destination in Central Greece

Amaliapolis is a small idillic seafront village built on a hill slope that ends to a small harbour, situated in central Greece 275 km from Athens , 250 km from Thessaloniki. The nearby airport of Nea Anchialos is only 17.5 km away and the city of Volos and Mount Pilion (the Mountain of the Centaurs) 30-40 min drive.

There are two major attractions for Amaliapolis vistors-tourists: The Divers Park only 1 km from the harbour of Amaliapolis and The National Marine Park of Alonissos (1 hour by boat) habitat of the unique in Europe monk seals Monachus-Monachus , sea turtles, long fin pilot wales, stripped dolphins, sea birds, rare plants (rare flora) etc. Amaliapolis is still a virgin place from a touristic point of view. Visitors there will be : Divers who want to explore the rich in ancient ruins and shipwrecks sea bottom, Nature lovers, Pensioners who want to enjoy the original incomparable Greek nature (a combination of crystal clear sea with planted with olive trees hill slopes) and tourists who want to enjoy a very tranquil and nature driven vacation.

The project refers to the development of 8 small individual villas with individual pools and private garden in 2 adjacent land plots 150 m from Amaliapolis on a hill slope planted with olive trees with amazing views to the sea, to Kikinthos island, to Volos and Mount Pilion to the far north horizon. The first plot called Aristotelion I is 10.470 m2 and the second called Aristotelion II is 2.570 m2. On these hills slopes there are individual summer villas owned mostly by Western Europeans (Swiss, Scandinavian , Italian and German citizens).

There are issued building permits for both plots (5 small villas of 61 m2 + 22.5 m2 auxiliary space per villa for Aristotelion I and 66 m2 m2 per villa for Aristotelion II). Each villa is licenced with an individual pool of 17-20 m2 and a private garden of 2.000 m2 on the average per vila. The villas are two levelled due to the slope of the plots with excellent sea view to the small Kikinthos island right in front of the harbour of Amaliapolis and to Mount Pilion in the horizon.Pilion was in the ancient mythology the Mountain of the Centaurs (half men half horses) and the place where Achilles was educated from Aristotle the famous philosopher.

The land plots are for sale with their issued building licenses, it means that construction can start from the very next day of the purchase. The investor can exploit the villas with an annual yield of approx 8-9% and an ROI in case of cashing out his investment of approximately 50%.

There are also other transaction scenarios : a) The villas can be delivered finished in a agreed time schedule , agreed price with payment in phases. b) The land can be leased on a long term lease (15+ years) with a very small lease/year, developed and exploited by the investor for the lease period. The villas will return  back to the land owner upon the expiration of the lease.An expected annual yield of over 15% is expected in this scenario.

The villas will be addressed mostly to divers. Each villa will have full diving equipment for two persons. The operation will be year round as diving is a year round activity. This increases the annual return in case of exploitation of the villas. 

Very important for the investor is that the whole project can be partially sybsidised by the EU development funds that are now on the run for Greece. This subsidy reaches normally up to 40% of the investment (land cost is excluded normally). Especially the new development law (2016-2021) favours and gives funding priority to Alternative Tourism Projects. Diving tourism is one of these categories. Small projets such as this can prove far more successfull in Greece as they address to a Touristic Niche which is an upward trend compared to the traditional all inclusive tourism. 

Our proposal for this project  is that the investor should operate the project for a minimum of 7 yeras by himself and then cash his investment out.

a) Upon contract with our clients in a very precise and lucid manner and Project Description along with a realistic time schedule, we can build the villa that our client desires on our own plots at a fixed price, on approved architectural drawings and keeping in mind the local building regulations.

b) We propose alternative locations to our clients all over Greece. After the land purchase we proceed according to model a)

'Ermioni Realm' was constructed in 2000. IHOR completely renovated the villa in 2009 to its current condition. It is a beach front villa of 450 m2 developed in two floors in a 2.500 m2 plot. The reconstruction involved very specialized transformations regarding the interior design and the landscape.
